Drain cleaning

A slow house is not a leaking pipe.

If the tub gurgles when the washer runs, or the kitchen stands in the basin, the line needs cleaning. We do not sell leak detection for a clog.

Tell us which drain

One fixture, or the whole house

One slow basin is usually that trap or that branch. Every drain slow at once, or the lowest drain speaking when an upstairs fixture is used, is the building line. We ask that before we pull a machine off the truck, because a kitchen cable does not clear a main full of roots and grease.

Kitchen lines collect grease. Bathroom lines collect hair and soap. Laundry lines collect lint. A main collects all three, plus roots at a joint if the yard has a mature tree. The machine matches the line: a cable for a branch, a hydro-jet when the main is coated and a cable would only poke a hole through the grease.

What we will not call a drain

A hot-water stain under a heater, a toilet that runs, and a meter that turns with every faucet off are supply problems. Those go to the leak inspection, and that look is free. Mixing the two is how a house pays twice.

If a cleaning only lasts a week, the line has a break or a belly, not another wad of grease. We say that instead of selling the same cable on a loop. Camera work, when the cleaning will not hold, is a separate visit and a separate price.

If you think it is a leak

Under the sink is a different picture.

A small drip on the supply lines under a kitchen sink

A drip on a supply line under the sink is a leak, and it is often the simplest one. We still start by looking there before anyone talks about the slab.
